20-Day Preliminary Notice

20-DAY PRELIMINARY NOTICE. This form is used in private and public work by suppliers, subcontractors, architects, engineers, and other non-contractors who furnish labor, services, equipment, or material. The form is served to the owner, reputed owner, or public agency, and the construction lender or reputed construction lender. The form provides a description of the labor, services, equipment, or material supplied or to be supplied, and an estimate of the total price. The form also includes a notice to the property owner that if bills are not paid in full, a mechanic’s lien leading to the loss of all or part of their property through court foreclosure proceedings may be filed. The property owner can protect themselves by requiring their contractor to furnish a signed release by the person or firm giving the notice before making payment to the contractor.
